TWM is offering Unit 2 Dundrum Business Park in Dublin 14 for sale with a guide price of €1.8 million which could make for an ideal headquarter for an owner occupier.

The unit is currently leased to John Paul Construction Limited. The occupational lease expires in October 2026 and is subject to an annual rent of €165,140.

The gross floor area of the building is some 671 square metres. The building has a lift and the large attractive reception area is suitable as a waiting area if required. The office space is bright and modern with good floor-to-ceiling heights and a generous car parking provision of 18 surface spaces.

This office building is ideally suited to an owner occupier or investor as an attractive HQ for a single occupier, it would also suit two independent occupiers. There are male and female showers and toilet facilities and an accessible WC, each floor has a good size tea station.

Within Dundrum Business Park permission has been granted a number of times for change of use from warehouse to office and one such permission in 2021 was from warehouse/office to educational use at ground and first floor level.

According to the agent, the business park is undergoing somewhat of a transformation which is likely to continue as there are currently two office buildings for sale in the park, both of which are expected to be vacant in the near future.

The park is zoned Objective E: “To Provide for economic development and employment” and permitted in principal uses include childcare service, hospital, public services and offices (the current use).

The agent said: “This building (subject to change of use) would be ideal for a community health organisation, or private healthcare market uses such as dentistry, ophthalmology, dermatology, or IVF clinics, for example.”

The property is likely to appeal to smaller professional practices seeking a new headquarters or private Irish investors looking to re-let and secure a longer-term investment income.

TWM expects broad interest given the on-site parking, access to Windy Arbour Luas, the M50 and Dundrum Town Centre.
