Sarah Winters, Director

Sarah joined TWM in 2015. She began her career in property working with Winters Property Management as a Property Manager and residential lettings negotiator.

Having completed her degree in Estate Management, Sarah joined Lambert Smith Hampton working in the office agency department where she was involved in freehold and leasehold acquisition and disposals of office and retail properties and consultancy related work. Two years later, she joined the professional services and valuations department undertaking significant property portfolio valuations, representation of clients for rent review purposes and representation of retail clients in relation to Rates Revaluation.

Sarah’s current role together with her agency and professional services background provides her with a rounded skill set for her role as part of TWM’s Investment Team.

Ian Given, Director

Ian joined the TWM team in 2017 and has over 20 years’ experience in the Irish property market having previously worked within the professional services departments of BNP Paribas Real Estate, Lambert Smith Hampton and DNG Commercial Property.  He started his career at the Valuation Office Agency in London in 1989 where he spent eight years working in the Boroughs of Kensington & Chelsea; Richmond and in the City of London.  He became an associate member of the Royal Institution of Chartered Surveyors in 1992 and elected a member of the Society of Chartered Surveyors Ireland in 1997.

Patricia Ward, Director

Patricia has been working in the Dublin commercial property market since the early 1990’s and during her career working for both commercial property companies and private landlord/developers has gained valuable experience across sectors.

Patricia joined TWM in 2017 from her previous role as Director within the investment team in Cushman & Wakefield and more recently within the office agency team. Whilst at Cushman & Wakefield Patricia was responsible for the extremely successful sale of the Elmpark Office Investment for €200million to Starwood on behalf of NAMA and Receiver Duff & Phelps.

As Senior Investment Manager at Treasury Holdings Patricia was responsible for the successful plan and implementation of asset management strategies for prestigious developments such as Central Park and Spencer Dock. Patricia also co-ordinated property valuations for annual and bi-annual reports across the substantial Treasury Holdings portfolio.

Patricia has extensive experience managing client accounts from the global occupier perspective both from her time at CBRE and Cushman & Wakefield.

Ken Noble, Director

Ken is an experienced commercial property professional with over 30-year’s experience in Ireland, the UK and US and joined TWM as Head of Professional Services in March 2021.  He has worked across many property sectors including property and asset management, valuations, rent reviews and landlord and tenant and commercial agency.  He has acted as an Expert Witness in the Commercial Court, High Court, An Bord Pleanala Planning Hearings and CPO Arbitrations regarding property valuation disputes and has also acted as an Arbitrator regarding rent review and commercial service charge disputes.

He was most recently a Director of Aramark Property, and led the team in charge of the management of the €3.7b Irish Life Property Portfolio, the largest commercial property portfolio in Ireland and acted for other clients including the IDA, the Central Bank of Ireland, State Street Global Advisors and Bartra Capital.  Prior to joining Aramark Ken ran his own property consultancy specialising in professional services and agency and acquired office properties including new HQ buildings for the Health & Safety Authority, and National Standards Authority of Ireland and provided property advice to clients including the OPW, Bank of Ireland Asset Management, CIE and the Railway Procurement Agency.

Ken holds a BSc in Surveying from Trinity College Dublin, is a member of the Society of Chartered Surveyors Ireland and a Professional Associate of the Royal Institution of Chartered Surveyors.

Willie Norse, Managing Director

Willie is Managing Director at TWM and has in excess of 30 years experience in the property industry.  Willie was an Executive Director and Head of Client Advisory & Strategy with CBRE for over 10 years and worked with Agar and Gunne Commercial prior to that.  He has a broad range of experience with strong expertise in in agency and investment across all sectors, but particularly industrial, development land, and multifamily.  Willie also provided strategic consultancy advice to institutional and private investors, semi state bodies and developers throughout his career to date.

Willie holds a BSc (Hons) in Estate Management from University of Greenwich and is a Member of the Society of Chartered Surveyors Ireland and a Member of the Royal Institute of Chartered Surveyors.

Michele Jackson, Director & Co-owner

Michele is a Director at TWM since 2014 and a co-owner with Sean O’Neill. Prior to 2014 Michele was a Director and head of the Investment Team in Cushman & Wakefield (formerly DTZ Sherry FitzGerald) where she worked since 2000. Michele started her career with Knight Frank in London on the graduate program where she qualified as a Chartered Surveyor and worked for four years. Over her career Michele has gained a wide range of experience in both the professional and agency side of the property business. Her focus over the past twenty years has been on the investment market in both Ireland and the UK.

Range of deals Michele has executed include: Sale of Allianz Building Elm Park for Aberdeen Standard for €53million, Sale of Development site for Legionaries of Christ at Central Park; Sale of Sandyford Business Centre for State Street, Acquisition of 2/3/5 & 6 Custom House Plaza, IFSC for approx. €60 million on behalf of the Killeens/Standard Life and State Street. Seán O’Neill, Director & Co-owner

Seán has 30 years’ experience in the property industry and has worked with a number of the leading firms of property advisors in Ireland. He has worked in many industry sectors providing him with a range of property knowledge and experience. Over the past 20 years he has focused primarily on property investment advice and strategic asset management.

Disposal of two retail outlets on behalf of a well-known lifestyle retailer on a sale and leaseback basis for approx. €25.5m. Negotiation of lease terms on behalf of OPW in relation to Block 1, Miesian Plaza, Dublin 2 comprising over 140,000 sq.ft of office accommodation.

Seán has had articles published in many of the national newspapers as well as business magazines and journals. Seán has a Masters in Business from Trinity College and a Diploma in Arbitration.

Rent Reviews

A Rent Review event in a lease requires specialist advice. Traditionally leases provided for an ‘upwards only rent review’ where the rent could increase or remain at the passing level. Since the introduction of Section 132 of The Land and Conveyancing Reform Act 2009 which came into effect on 28th February 2010, new leases are prohibited from including upwards only provisions with most providing for rent reviews to open market rent.

Rent reviews can also present an opportunity for landlords and tenants to review their contractual relationship and may provide an opportunity to re-negotiate lease terms.  This is particularly relevant at the moment in the context of COVID and the impact the Pandemic has had on many businesses.
